    The Green Oaks Realty story…4 Unique Strategies That Set Us Apart When Tom Vandergriff, Arlington’s youngest mayor, dug that 2600 acre hole back in 1966, that hole now known as Lake Arlington, many citizens called the project “Vandergriff’s Folly”. Today, many cities buy all their water from sources as far away as Oklahoma. In Arlington, Vandergriff’s folly now serves as the primary independent water source for a city of nearly 400,000 citizens. Independence is good! What Is the Most Important Brand In Real Estate? When I told people that I didn’t believe a national brand provided any particular assistance to the agent who has made the personal decision to be successful, they told me that was folly, that a big, national name brand was essential. I’ve come to this conclusion because I’ve seen successful agents change brokers and change brands and they enjoy success no matter the color of the flag that the agency waves. This is because real estate is still a local, neighborhood business. People, the ones we call consumers, do business with other people that they come to know and like, then finally trust with their realty transactions. The most important brand in real estate is your personal name, your personal brand. A lot of things are changing in this new, modern economy, however, real estate is still a business built on personal relationships. So, I named it “Green Oaks Realty” because I didn’t want to be the brand. It’s a somewhat generic name that could be located anywhere in America, similar to the Simpson’s TV home in generic Springfield (there’s a Springfield in at least 38 of the50 states). The name stands for the people that make up the organization. A green oak stands proud and tall. It’s green because it is still growing, just like our people who are committed to lifelong learning. Also, the initials are kind of catchy and symbolic: GO Realty! The Virtual Agency Network Concept When I told people that the most productive agents don’t need an office as a hang out place to drink coffee, eat donuts and commiserate about the market, again they said ‘folly’. The most productive agents are always on the move, comfortable doing business on the “GO” wherever they are, in the homes of clients and customers, in their own homes and cars. They don’t have the time nor inclination to hang out at an office. They are out making things happen! After running four small businesses from my home since 2009, I don’t think I could ever go back to that corporate, office type structure. That 20 step commute from our master bedroom to my dedicated home headquarters has really spoiled me. GO Realty intends to become a North Texas market force by breaking from tradition, thinking outside that tiny box and doing things much differently from the average. Differences such as web-based training, business meetings and sales conferences attended by agents wherever they happen to be. Heck, we didn’t just jump out of the box, we threw the entire box away. Next, I knew I wanted to do something very different from the traditional, perhaps even industry disruptive. I also wanted to do the start up on the cheap, prove it could work on a very local scale and, ultimately, build it exponentially forward. Plan Your Exit Out of this Business On Your First Day What?
